Why local matters

Hamilton properties have their own patterns

Much of the lower city was built long before modern drainage and waterproofing practices, so seepage through stone and block foundations, floor drain backups and aging supply lines account for a large share of the basement losses we see. Finished lower levels in these homes hide moisture behind panelling and framing, which is where meters and thermal imaging earn their place.

On the Mountain and in newer developments in Waterdown and Ancaster, the pattern shifts toward appliance connections, water heaters and upper-floor laundry rooms. Water there tends to travel down through ceilings and wall cavities rather than pooling at the lowest point, so the affected area is often larger than it looks.

Escarpment runoff, storm events off the lake and rapid winter thaws affect Dundas, Stoney Creek and rural Flamborough properties differently again, with surface water and crawl space moisture featuring more often. In each case the assessment sets the scope, and drying is monitored until readings confirm the materials are dry.
