How secondary damage develops
Water wicks upward into drywall and framing and outward beneath flooring. As it evaporates it raises humidity throughout the space, and materials that never touched the original water begin absorbing moisture from the air. Left alone, that produces cupped hardwood, peeling laminate, musty odour and growth on damp organic surfaces.
Dehumidification, not just fans
Air movers accelerate evaporation, which is only useful if the released moisture is removed from the space. Dehumidifiers do that work, and a drying chamber is sized so evaporation and extraction stay in balance. Fans alone can push moisture into dry areas and enlarge the problem.
Finding the moisture you cannot see
Wall cavities, under-cabinet voids, subfloor layers and insulated ceilings hold water long after surfaces feel dry. Meters and thermal imaging identify those pockets so cavities can be opened, vented or dried directly rather than sealed in.
Knowing what cannot be saved
Some materials will not reach a safe dry standard within a reasonable period.
- Carpet underpad and saturated fibreglass or cellulose insulation
- Particle board and MDF that has swollen or lost integrity
- Delaminated engineered or laminate flooring
- Porous materials contaminated by sewage or flood water
Monitoring until targets are met
Daily readings on the same reference points show whether materials are actually losing moisture. If a reading stalls, equipment is repositioned or a cavity is opened. Drying is only complete when affected materials match dry, unaffected materials of the same type.
After drying
Keep indoor humidity moderate, maintain sump and downspout drainage, and reinstate finishes only after final readings are recorded. If odour or staining returns later, have the area re-checked before covering it again.
